Guest photos are taken at the window. A practical turnover rhythm for Sand Hollow and Zion-corridor hosts.

The short answer

Split the work. Your turnover crew handles handprints and slider glass at every changeover; a professional clean handles exteriors, upper glass and mineral spotting on a regular rhythm — quarterly for most properties, monthly for high-turnover ones near the dunes.

The reason to bother is simple. A rental near Sand Hollow or on the Zion corridor is selling a view, guests photograph that view through your windows, and those photos end up in reviews.

Why rentals are harder on glass

  • Volume. More people through the door in a month than a family home sees in a year.
  • Sliders, constantly. Patio and pool doors get used dozens of times a day by people who did not pay for them.
  • Sunscreen, pool water and hands. A combination that leaves a film ordinary dusting does not shift.
  • Red sand. Guests come back from the dunes and the trails with it on everything. Hurricane and the Sand Hollow side get this worst.
  • Irrigation on a schedule nobody is watching. Overspray builds mineral spotting on glass while the property sits empty between bookings.

The turnover checklist

Five minutes at changeover, for whoever is doing the clean:

  1. Entry door, both faces. The first thing a guest touches and the first thing they see.
  2. Slider and patio glass, interior face. Where the handprints are, at adult and child height.
  3. The view windows, interior. Whatever the listing photos were taken through.
  4. A quick track check. Sand in a slider track is the fastest way to a door that sticks and a bad review about it.
  5. Look at the exterior in daylight and note anything hazy. That is the flag for the professional visit rather than something to fix at changeover.

What not to ask a turnover crew to do: anything on a ladder, and anything involving mineral deposits. Both belong on a professional visit — the first for safety, the second because it needs treatment rather than effort.

Picking a deep-clean rhythm

RhythmSuits
MonthlyHigh-turnover properties, anything near the dunes, homes with a pool and a lot of glass
QuarterlyMost rentals in the area — the baseline we would suggest
Twice a yearLower-occupancy properties with less glass and irrigation well away from the house
Before peak seasonWorth adding regardless of rhythm, ahead of your busiest booking stretch

One extra visit worth planning: before your listing is re-photographed. Glass here picks up dust within days, so book the clean close to the shoot rather than weeks ahead —the same timing logic applies to real estate photography.

Sliders and patio doors

On a rental, the slider is the hardest-working piece of glass in the building and it deserves specific attention. Two things go wrong with it.

The track fills with sand, and a door that grinds or sticks generates complaints out of all proportion to the problem. And the glass itself takes the full combination of hands, sunscreen and pool splash, which builds a film that a quick wipe smears rather than removes.

Clearing a track properly takes a few minutes and is worth building into the changeover on any property with a pool.

Working around bookings

Scheduling is the part hosts worry about and it is the part we handle most often. Tell us your changeover windows or your gap days and we work inside them. For managers with several properties, putting them all on one recurring schedule is simpler than booking each separately — and it prices better than a string of one-off calls.

Common questions

How often should short-term rental windows be cleaned?

The exterior glass on a Sand Hollow or Zion-corridor rental usually wants a professional clean quarterly at minimum, with high-turnover properties monthly. Between visits, the turnover crew handles handprints and slider glass as part of the changeover.

Can you work around guest check-ins and check-outs?

That is how we schedule these. Tell us your changeover window and we will work inside it, or take a gap day between bookings. We do this regularly for hosts around Sand Hollow and Hurricane.

Do you handle multiple properties?

Yes. Several of our commercial clients are hosts or managers with more than one property, and putting them on a single recurring schedule is simpler for everyone than booking each one separately.

Why do rental windows get dirty so fast?

More people through the door in a month than a family home sees in a year, more sliding-door use, sunscreen and pool water on the glass, and in this area a lot of red sand tracked in from the dunes and trails.

What should my turnover crew be doing with the windows?

Handprints on the entry and sliders, the interior face of any glass facing the view, and a quick check of the tracks. The deep work — exteriors, upper glass, mineral spotting — belongs on a professional rhythm rather than in a changeover.

Do clean windows actually matter for bookings?

Guests photograph the view, which means they photograph through your glass, and those photos end up in reviews and on social media. Hazy windows in a guest's sunset photo do not help a listing that is selling a view.
