Window Cleaning Before Selling Your St. George Home

The short answer

Clean the glass a day or two before the photographer, not weeks before. Of all the small jobs on a pre-listing list, windows punch above their weight for one specific reason: real estate photography is shot toward the light, and that is the exact angle that shows every mark on a pane.

The honest framing is that clean windows do not add a feature to your house. They remove a distraction from the photos and the showings, and in a market where buyers scroll listings on a phone, the photos are doing most of the work.

Why it shows in listing photos

A photographer shooting a Southern Utah home is going to point the camera at the view — the red rock, the valley, the golf course, whatever the house is selling. That means shooting into backlight, through the glass, usually with a wide lens that takes in the whole window.

Three things become obvious in that shot that you stop noticing day to day:

• Mineral spotting. Backlight is the single best way to reveal hard-water haze. It can be nearly invisible from inside and glaring in a photo.
• Dust on the exterior face. Reads as a soft grey veil over the view the house is meant to be selling.
• Interior marks. Fingerprints, nose prints and streaks catch the light and show as bright smears.

There is a second-order effect too. Dirty glass makes the room look dimmer, and darker interiors photograph worse across the whole shot, not just at the window.

Timing it around the photographer

This is the part people get wrong. Booking the clean three weeks before the shoot feels organised and does not work, because glass here picks up dust within days.

1. Fix the sprinklers first. If overspray is hitting the glass, sort that before the clean or you will be re-spotting by shoot day. How to find the culprit.
2. Book the clean one to two days before photography. Close enough that the glass is still right, with a day of slack for weather.
3. Turn the irrigation off the morning of the shoot.
4. Plan a touch-up if the listing runs long. If the house sits on the market through a dusty stretch, a quick exterior pass before an open house is worth it.

What it does at a showing

Photos get the buyer to the door; the showing is a different job. Clean glass does two things there, and neither is dramatic on its own.

It makes rooms read brighter, which matters in a valley where light and view are most of what people are buying. And it removes one small item from the running list buyers keep of things that look unmaintained. Nobody buys a house because the windows are clean. Some buyers quietly downgrade one because they are not.

What to have done

• Interior and exterior glass. For photography, both. Interior is the quicker half.
• Frames, tracks and screens. Included as standard with us, and tracks in particular show in any photo taken at sill height.
• Hard-water assessment. Worth knowing what you are dealing with before the listing, not during it.
• The view windows first, if budget is tight. Whatever the photographer will point at. That is usually the great room, the kitchen and anything facing the best outlook.
